SAXINGER advised the buyer joint venture on the successful acquisition of the Marriott Hotel on Vienna’s Parkring.

SAXINGER provided comprehensive legal advice to a joint venture between Evientro Ltd and the London-based Landfair European Dislocated Opportunities SCSp – a fund specializing in liquidity solutions in the European real estate market – on the acquisition of the Marriott Hotel on Vienna’s Parkring from S IMMO AG. The transaction was structured as a share deal and involves a high-volume, mixed-use property in a prime city center location.

In addition to the hotel, which comprises more than 300 rooms, the target companies also hold residential, office, and retail spaces. The cross-border transaction includes entities in Germany, Luxembourg, and Cyprus, and is executed through the joint venture partners Landfair European Dislocated Opportunities SCSp and Evientro Ltd. As part of the transaction, the parties intend to indirectly acquire 100% of the shares in, and obtain joint control over, Hotel DUNA Beteiligungs Gesellschaft m.b.H. and its subsidiaries. While the acquisition of the real estate holding companies has now been successfully closed, completion of the acquisition of the hotel operating company is planned for early 2026 as a second step.
