Advising AVORIS on the purchase of the so called "Teilraum 31"

In September 2019, AVORIS was given the mandate by the Ansfelden municipal authorities to purchase the area in the south of Ansfelden, which was dedicated for residential buildings in 2011. Prior to that, there were more than 20 years of planning and development and countless negotiations at all levels. The entire contract and the general conditions for the purchase have now been finalised and the municipal authorities have approved the sale on the basis of the final documentation.

AVORIS is an experienced real estate developer that currently manages 42 active projects and has already completed 30 real estate projects since its foundation in 2014. The municipality of Ansfelden is located south of Linz in the central area of Upper Austria and has around 18,000 inhabitants. Ansfelden is known on the one hand for the possibility of residential living in a quiet area and on the other hand for its good traffic connections.

SAXINGER advised on the transaction under the lead of the two partners Christoph Luegmair (real estate law) and Markus Nußbaumer (public law).

Project details

High-quality homes will be built on the twelve-hectare area. The heart of sub-area 31 will be the district centre with a multi-purpose room, childcare facility, playground and restaurants. The project is being built without the use of fossil primary energy sources but with the use of sustainable energy systems. In addition, an underground car park will be built to minimise the amount of sealed land.
